Arlington Cozy Treetop Primary Suite

The owners of this charming upper-level Arlington condo asked us to help transform their third floor attic into a spacious primary suite.
With savvy roofline modifications and careful planning, we created a bright and airy bedroom suite—while also carving out a dedicated home office and an efficient mudroom.

Converting an eaved attic into living space presents two major challenges: limited headroom and undersized floor and roof framing. To solve the headroom issue, we framed two new dormers into the existing hip roof, providing the height needed for a new access stairway and a flexible bedroom area with views of the Mystic River.
To maximize efficiency, we incorporated pocket doors for both the primary closet and bathroom, and tucked a cozy home office into the landing at the top of the stairs.
On the second floor, we captured a small amount of space at the upper entry landing to create an efficient mudroom, and reworked circulation by adding a new access to the primary suite from the living room.

On the exterior, we continued the existing painted cedar shingle siding and trim details onto the new building elements for a seamless look.
